What would be a proper bid for demo ing a 35 ft limestone chimney stack?
Day 1) I am assuming about 4 to 5 hrs assembling scaffolding, and half demo'ed in about 5 more hours.
Day 2) 4 to 5 more hrs to demo the rest and 4 to 5 hrs to put tyvec on for water barrier
Day 3) 4 to 6 hrs to disassemble scaffold and return to rental facility.
The owner is paying for tyvec and all other materials, I will have a laborer helping me, We will be stacking the limestone that falls but literally right there beside scaffold. The owner is renting scaffold, I will be picking it up, and returning. I have bid 1200 (labor only) asuming it will take 3 days or 4 at the very most. Does the bid amount and time frame seem reasonable?
Of course, I have rotary power HD Drill/hamer, a rock/dig bar, chisels and sledge hammers.
Forget dimensions
35 ft high x 7 ft wide x 5 ft deep
35' tall is up there. I would think that limestone falling that far is going to require a ground man to move the fallen chunks out of the path of the next ones so they all don't shatter to pcs.
This will take longer than you think. I am coming up with about 2 +1/2 full 8 hour days for a crew of 3. You need a ground man on this job. You also need to get walkboards around the other 3 sides of the chimney. Does this chimney have a liner? Is there a cricket framed on the roof side of the chimney? will you need to remove this cricket as well as patching in the hole through the roof?
I suggest you give the owner a price based on the highest labor you think it will take - and then agree if it goes quicker that you will reduce the price to reflect the actual time it takes. This could be a real back breaker for you. I wish i could see this chimney - but sounds as if you may lose your shirt if you don't increase your man hours on this one.
